Farm Location: From Shickley, NE go 4 miles west on Hwy 74 to Rd. 2, then 1½ miles south, or from Ong go 1½ miles east on Road V.
Legal Description: East Half of the East Half of the Southwest Quarter (E ½, E ½, SW ¼) and the Southeast Quarter (SE ¼) including RR ROW in Section Eighteen (18) Township Five North (T5N), Range Four West (R4W) of the 6th P.M., Fillmore County, Nebraska, 198.75 acres more or less.
Equipment: 8” well and pump. The electric motor, center pivot, irrigation pipe and all other irrigation equipment is owned by the tenant and is not included in this transaction.
Description: This is a very nice farm with 139.8 acres of irrigated farmland and 22.79 acres of non irrigated land. The farmland has excellent soils with level to gently rolling terrain. The balance is in pastureland with a building site.
Possession: Full possession for the 2015 crop year will be granted to the purchaser.
Terms: A payment equal to 20% of the purchase price will be due the day of the auction. The balance will be due on or before December 29, 2014 by cash, certified funds or a direct wire transfer to the closing agent. The 2014 and all prior taxes will be paid by the sellers. Title insurance will be split equally between the buyer and the seller. All equipment and improvements sell in “as is” condition.
