FARM LOCATION: Tract #1 is located 2 ½ miles south of Pauline, Nebraska on Showboat Blvd to Blue Hill Rd, then ¾ mile west to the northeast corner of the farm. From this point Tract #2 is located ¾ mile west to Palomino Ave. then ½ mile south. (Pauline is located about 10 miles south of Hastings on Showboat Blvd.

DESCRIPTION: This is a very level farm with excellent soils. There are 38.83 irrigated acres on this property served by an underground well, Amarillo 1:1 60 hp gear head and Perkins 4 cylinder diesel engine. The well was estimated to pump 280 gpm at the time of installation.

DESCRIPTION: There are 96.1 acres of level to gently rolling farmland on this tract. The remaining acres are native grass and treed area with rolling to rough terrain. The farmland is currently non irrigated. In the past there were some acres that were irrigated. There are 2 wells on the property that have not been used for several years.
TERMS: A payment equal to 20% of the purchase price will be due the day of the auction. The balance will be due on or before December 8, 2014 by cash, certified funds or a direct wire transfer to the closing agent. The 2014 and all prior taxes will be paid by the sellers. Title insurance will be split equally between the buyer and the seller. All equipment sells in “as is” condition.
