Located at the Doniphan Area Event Center, 103 East Pine, Doniphan, Nebraska.
Farm Location: From Doniphan go 1 mile south on US Hwy 281 then ½ mile east on Binfield Road.
Legal Description: Southeast Quarter (SE ¼) of Section Eight (8), Township Nine North (T9N), Range Nine West (R9W) of the 6th P.M., Hall County, Nebraska, 160 acres more or less.
Description: This is a very nice pivot irrigated farm with nearly level terrain and productive soils. According the Central Platte NRD there are 144.8 certified irrigated acres. The access to this property is excellent and there is a seed production facility, feedlots, grain terminals and an ethanol plant near this farm to provide very competitive markets for the crops grown.
Equipment: This farm has been in transition from gravity to pivot irrigation and includes a T-L 8 tower pivot, corner system not included. The condition of the pivot is unknown. There is 3 phase service to the northwest corner of the farm and the well has a new GE 75 HP electric motor. The well has been replaced in March 2014 with a 10" pump set up for 1,100 gallons at 45 lbs. of pressure to run a swing arm system. The seller makes no representation as to the condition or content of the pivot. All equipment sells in as is condition.
Terms: A payment equal to 20% of the purchase price will be due the day of the auction. The balance will be due on or before May 7, 2014 by cash, certified funds or a direct wire transfer to the closing agent. The 2013 and all prior taxes will be paid by the sellers. Title insurance and associated costs will be split equally between the buyer and the seller. All equipment sells in “as is” condition.
Possession: Full possession for the 2014 crop year will be granted at closing. Upon earnest money deposit the buyer will have the right to make any improvements to the irrigation equipment and prepare the land and plant spring crops.
A PIP (Property Information Packet) will be available by contacting Ruhter Auction & Realty, Inc. The PIP includes possession, terms, taxes, aerial mapping, soils and topography maps, FSA information, etc.
