The auction will be conducted at the Blue Hill Community/ Senior Center, (west entrance) 555 W. Gage, Blue Hill, Nebraska.

This auction will feature 2 high quality tracts of non irrigated farmland located in an area with excellent soils and competitive markets.

Auction Method: These farms will be sold separately and will not be offered in combination. Both tracts will be closed simultaneously at the conclusion of the auction.

Location of the Farms: From Blue Hill go 2 miles south on US Hwy 281 then continue on US Hwy 281 for 2 miles west then go 2 miles south on Rd 1400 then 1 mile west on Rd U. Or from Red Cloud go 12 miles north on US Hwy 281 then 1 mile east on Rd U.

Description: This tract contains 83.53 acres of cropland. This high quality farm has rolling terrain with good soil types.

Possession: Full possession for the 2014 crop year will be granted.

Terms: A payment equal to 20% of the purchase price will be due the day of the auction. The balance will be due on or before December 5, 2013 by cash, certified funds or a direct wire transfer to the closing agent. The 2013 and all prior taxes will be paid by the sellers. Title insurance will be split equally between the buyer and the seller.

A PIP (Property Information Packet) will be available by contacting Ruhter Auction & Realty, Inc. The PIP includes aerial mapping, soils and topography maps, FSA information, well data etc.
