The auction will be held at the Lochland Country Club Ball Room, 601 West Lochland Road, Hastings, Nebraska. 1 mile north and ¼ mile west of north Hastings.
The farm is located east of Highway 281 on Osborne Drive East as well as immediately behind the commercial developments and partially bounded on the south edge by the Highway 281 Bypass. This is a developing area and this property lies directly in the path of anticipated future development.
The complete property is described as Part of Fractional South Half of Section 31, Township Eight (8) North, Range Nine (9) West of the 6th P.M., Adams County, Nebraska and will consist of four distinct tracts as described below. Approximately 37.217 acres located east of the abandoned Rail Road Right of Way and north of the creek bottom. This is a gravity irrigated tract with an 8" well.
Approximately 19.322 acres located east of the abandoned Rail Road Right of Way and south of the creek bottom. This tract is gravity irrigated from the well on tract #1.
Approximately 25.143 acres located west of the abandoned Rail Road Right of Way except for the area north of commercial development including the farm stead. This is a non-irrigated tract. It includes an older irrigation well that has at one time served the sprinkler system for this tract. It has remained not used for some time.
Approximately 2.50 acres to include land north of the commercial development and the site including the 2 story home and other buildings and structures.

NOTE: This will be a Multi-Parcel Auction which will allow all bidders to choose the tracts or combination of tracts the wish to participate in. TERMS: A payment equal to 20% of the purchase price will be due the day of the auction. The balance will be due on or before October 24th by cash, certified funds or a direct wire transfer to the trust account of the closing agent. At closing, the sellers will present a title insurance binder indicating marketable title vested in the names of the sellers. Cost of title insurance will be split evenly between the buyers and the sellers.
Any and all equipment or structures included in this transaction sell in as-is condition and without any warranty of any kind.
POSSESSION: Full possession will be granted to the purchaser upon closing subject to any rights that the present tenant may have pertaining to the 2013 crop.
