Auction Method: These tracts will not be offered in combination, however all 3 tracts will be closed simultaneously.
Location of Farms: From Polk Nebraska on Hwy 66 go 2 ½ miles east then 5 miles north on county road, farms #1 & #3 on the west side. Or from the Hwy 92 & 39 intersection west of Osceola go 4 miles west on Hwy 92 and 2 miles south on county road.
Tract #1:
Legal Description: East Half (E ½), Southeast Quarter (SE ¼) of Section Twenty-six (26), Township Fourteen North (T14N), Range Four West (R4W) of the 6th P.M. Polk County, Nebraska, 80 acres more or less.
Description: This farm consists of about 73.46 acres that is mostly gravity irrigated. There is also a building site of about 3.9 acres with a 1 ½ story home and is located in the southeast corner of the property.
Equipment: Gear-head, well and pump.
Tract #2:
Legal Description: Northwest Quarter (NW ¼), Southwest Quarter (SW ¼) of Section Twenty-five (25), Township Fourteen North (T14N), Range Four West (R4W) of the 6th P.M. Polk County, Nebraska, 40 acres more or less.
Description: This farm is nearly level with about 38.83 acres of farmland and has tremendous future irrigation potential.
Tract #3:
Legal Description: Northeast Quarter (NE ¼), Northeast Quarter (NE ¼) of Section Thirty-five (35), Township Fourteen North (T14N), Range Four West (R4W) of the 6th P.M. Polk County, Nebraska, 40 acres more or less.
Description: This farm consists of all native grass with a couple of small livestock sheds in the northeast corner. Part of this farm has been previously row crop farmed.
Terms: A payment equal to 20% of the purchase price will be due the day of the auction. The balance will be due on or before December 28, 2012 by cash, certified funds or a direct wire transfer to the closing agent. The 2012 and all prior taxes will be paid by the sellers. Title insurance will be split equally between the buyer and the seller. All equipment sells in as is condition.
Possession: Full possession for the 2013 crop year will be granted to the purchaser.
A PIP (Property Information Packet) will be available by contacting Ruhter Auction & Realty, Inc. The PIP includes aerial mapping, soils and topography maps, FSA, and well information, etc.
