The auction will be held at the Crane Trust visitor Center, located at the Interstate 80 interchange at Alda, Nebraska.

Farm Location: From Interstate 80 Interchange at Alda, 4 miles south on Alda Road or from the intersection of Alda Road and Rosedale Road, 1 ½ mile north.

Legal Description: The Northwest Quarter and the North Half of the Southwest Quarter of Section Nineteen (19), Township Nine (9) North, Range Ten (10) West of the 6th P.M., Hall County, Nebraska except acreage. (Approximately 241 acres)

This farm is a gravity irrigated tract with 2 excellent irrigation wells. There are 2 irrigation re-use pits to conserve run-off water. Also of note is underground pipe installed to assist in the movement of irrigation water from the wells and re-use pits. There is an established shelter belt along the south edge of the property.

Terms: A payment equal to 20% of the purchase price will be due the day of the auction. The balance will be due at closing on or before December 12, 2012 by cash, certified funds or a direct wire transfer to the closing agent. At closing the sellers will present a title insurance binder indicating marketable title vested in the names of the sellers. Cost of the title insurance will be shared equally by the buyer and sellers.

Possession: Full possession will be given to the purchaser for the 2013 crop year.
