The auction will be held at the Nebraska Nature & Visitor Center, located at the I80 exit south of Alda, NE, (Exit 306), 9325 South Alda Road.
Legal Description: The North Half of the Southwest Quarter of Section Twenty-one (21), Township Eleven (11) North, Range Ten (10) West of the 6th P.M., Hall County, Nebraska. 80 Acres +/-.
The property is located from the intersection of Husker Highway and 60th Road (Southeast corner of the Cornhusker Ordinance Plant), 1 ½ mile north on east side of the road.
This is an extremely high quality and very level gravity irrigated property with an 8” well. The well is powered by electricity making it very cost effective to irrigate this farm. The farm is laid out for efficient gravity irrigation but would make an excellent pivot irrigated tract.

Terms: A payment equal to 20% of the purchase price will be due the day of the auction. The balance will be by cash, certified funds or a direct wire transfer to the trust account of the closing agent on or before March 28, 2012. At closing the seller will present a title insurance binder indicating marketable title vested in the name of the seller. Title insurance costs will be paid equally by the buyer and seller. This farm sells with full possession for the 2012 crop year.
