This auction will consist of an excellent irrigated Adams County, Nebraska farm. The farm is currently being irrigated from a center pivot on the adjacent piece of land and is not included in this transaction. This gently rolling farm has excellent soil types and was previously gravity irrigated.

Legal Description: The West Half, Northwest Quarter (W ½, NW ¼) of Section Two (2), Township Six North (T6N), Range Ten West (R10W) of the 6^th P.M., Adams County, Nebraska, 80.78 acres more or less.

Location: From Hastings, Nebraska go 3 miles south on US Hwy 281 to Oak Ridge Road, then 1 mile west.

Comments: This farm is located in an area with good supplies of underground water and very competitive markets for the crops grown. This would be an excellent addition to anyone’s farming operation.

Terms: A payment equal to 20% of the purchase price will be due the day of the auction. The balance will be due on or before March 22, 2012 by cash, certified funds or a direct wire transfer to the closing agent. The 2011 and all prior taxes will be paid by the sellers. Title insurance will be split equally between the buyer and the seller. All equipment sells in as is condition.
