The auction will be held at the Quality Inn/ Garden Café Banquet Room, 2205 Osborne Drive East, Hastings, Nebraska.

This auction will consist of 3 eastern Adams County pivot irrigated farms and a Webster County gravity irrigated farm. All of these farms have excellent soil types and will be some of the best farms sold this marketing season.

Tract #1:  SOLD - $10,800/ACRE

Location: From the south edge of Bladen, Nebraska go ½ mile east.

Comments: This is a very productive gravity irrigated farm with an underground pipe and surge valve setup that is located in an area with excellent soils.

Equipment: Amarillo 80 hp gear head, well and pump.

Possession: Landlord’s possession will be granted at closing subject to a share lease for the 2012 crop year. Any inputs paid by the seller towards the 2012 crop will be reimbursed by the buyer upon closing.

Terms: A payment equal to 20% of the purchase price will be due the day of the auction. The balance will be due on or before February 10, 2012 by cash, certified funds or a direct wire transfer to the closing agent. The 2011 and all prior taxes will be paid by the sellers. Title insurance will be split equally between the buyer and the seller. All equipment sells in as is condition.

A PIP (Property Information Packet) will be available by contacting Ruhter Auction & Realty, Inc. The PIP includes aerial mapping, soils and topography maps, FSA, and well information, etc.
