Location of farm: From Kenesaw, Nebraska go 1 mile south to 12th Street, then 1½ miles west.
Legal Description: Southeast Quarter (SE ¼) of Section Five (5), Township Seven North (T7N), Range Twelve West, (R12W) of the 6th P.M., Adams County, Nebraska, 160 acres more or less.
Equipment: Irrigation equipment includes a 2004 Reinke 8 tower center pivot, Amarillo gear-head, and an 8” well and pump.
Comments: This is a very productive farm located in an area with abundant water supplies and excellent markets. There are 151.6 cropland acres and the balance is in native grasses, roads, and ditches. This farm has a history of very good yields and would make an excellent addition to anyone’s farming operation.
Possession: Full possession for the 2012 crop year will be granted at closing.
Terms: A payment equal to 20% of the purchase price will be due the day of the auction. The balance will be due on or before December 28, 2011 by cash, certified funds or a direct wire transfer to the closing agent. The 2011 and all prior taxes will be paid by the sellers. Title insurance will be split equally between the buyer and the seller. All equipment sells in as is condition.
