Location: From the east side of Holstein, Nebraska go 5 miles south on Holstein Ave, then 3 miles west on Powerline Rd.

 

 

Tract #1
Legal Description: Northeast Quarter (NE ¼) of Section Nineteen (19), Township Five North (T5N), Range Twelve West (R12W) of the 6th P.M., Adams County, Nebraska, 160 acres more or less.

Description & Equipment: This is an excellent pivot irrigated farm with very productive nearly level to gently rolling soils. There is an 8” well with a 75 hp WEG electric motor and underground pipe that is included with the farm. The center pivot system with swing arm is owned by the tenant and is not included.

Legal Description: Southeast Quarter (SE ¼) of Section Nineteen (19), Township Five North (T5N), Range Twelve West (R12W) of the 6th P.M., Adams County, Nebraska, 160 acres more or less.

Description & Equipment: This is a very good pivot irrigated farm with productive soils and rolling terrain. Currently there are 2 irrigation wells used to supply water to the center pivot. One has a submersible pump and the other is powered by a 75 hp WEG electric motor. The wells, electric motor and underground pipe are included with the farm. The center pivot is owned by the tenant and is not included.

Tract #3
Legal Description: West Half, Southwest Quarter (W ½, SW ¼) and the South Half, East Half, Southwest Quarter (S ½, E ½, SW ¼) of Section Nineteen (19), Township Five North (T5N), Range Twelve West (R12W) of the 6th P.M., Adams County, Nebraska, 120.48 acres more or less.

Description & Equipment: This farm consists of excellent soils and rolling terrain. It is currently irrigated by a center pivot on an adjacent farm. The use of this center pivot and water supply is NOT included with the farm.

Terms: A payment equal to 20% of the purchase price will be due the day of the auction. The balance will be due on or before February 26, 2016 by cash, certified funds or a direct wire transfer to the closing agent. The 2015 and all prior taxes will be paid by the sellers. Title insurance will be split equally between the buyer and the seller. All equipment and improvements sell in “as is” condition. Any absentee bids or bidding on behalf of another person or entity must be approved by Ruhter Auction & Realty, Inc. and the seller.

A PIP (Property Information Packet) will be available by contacting Ruhter Auction & Realty, Inc. The PIP includes possession, terms, taxes, aerial mapping, soils and topography maps, FSA information, well data, etc.
