General Description

This one-story house was constructed as a joint training project by the following programs at Central Community College-Hastings Campus: Construction Technology, Heating, Air Conditioning and Refrigeration, and Electrical Technology.  This beautiful ranch style house has 1800 square feet of living area. There are three bedrooms with abundant closet space in each bedroom. The main bathroom includes a tub/shower with a tile surround, Onyx sink, and a linen cabinet. The master bath includes 2 Onyx sinks, tub/shower, and linen cabinet. The utility room/bath includes shower with bench, sink, and washer/dryer hookups. The living room and dining room features a vaulted ceiling with a overlooking large display alcove. The large master bedroom also has a large walk-in closet. The kitchen displays custom student-built hardwood cabinets including laminate countertops and integrated double basin sink with garbage disposal. This house has an open for plan between the dining room, living room, and kitchen. Conveniently located mud room including laundry and 3⁄4 bath near the side door which could be a door to the future garage.  The house has a “maintenance-free” exterior. The front entry door is a fiberglass door with textured glass. The rear door is steel clad 6 panel door. The patio door is a 6’ Pella lifestyle sliding door. Windows are black inside and outside Pella lifestyle casement windows. Windows are aluminum clad exterior with low-e glass and wood interiors that are stained black. Oak interior doors and Oak custom trim is used throughout the house for durability and beauty. All trim, cabinets, and doors are stained with Minwax stain.  All of the walls in the house have been primed and have two coats of high-quality paint.

 

Heating – Cooling

The heating and cooling duct system is installed in compliance with the Uniform

Mechanical Code Latest Edition. In addition to the duct system, a low voltage thermostat

for a heat pump will be installed in order to be ready for a possible heat pump that the

new owner may want put in.

 

Electrical

The electrical service has a 200 amp, 40 space Cutler Hammer panel. Additional circuits are available for future basement and garage wiring once the house has been moved and set on a permanent foundation. All wiring is done in accordance with the National Electrical Code. Electrical wiring has been inspected and approved by the State of Nebraska. Smoke detectors are installed for the homeowner’s protection. Ceiling fans are installed throughout the house. Category 5E telephone cables, TV wiring, and outlets installed.

 

Plumbing

The water supply is Pex and has schedule 40 above drainage and vent piping system. The plumbing and drainage systems are roughed in below the first floor for easy hookup after the house has been set. Outside hose bibs are anti-siphon, freeze-proof type.

 

Energy Conservation

The exterior walls have fiberglass R-19 insulation. The interior walls have R-13 insulation which will assist in noise reduction. The ceiling has blown insulation to produce a minimum of R-44 insulation value.  Roof trusses were built with a 12” energy heel, this allows maximum insulation over the exterior walls. Insulating spray foam is installed around windows and doors. Huber Zip system sheathing installed on exterior walls and roof deck with tape on seams. The lifestyle windows and lifestyle sliding door have high performance Low E glass. Factory prefinished by Pella in Black, the windows and doors require no exterior painting.

  • 2” x 6” x 8’ exterior walls have fiberglass batt insulation, and the ceiling has a minimum of R-44.
  • 5/8” drywall on the ceiling and 1⁄2” drywall on the walls

  • Pella Lifestyle Series sliding door.
  • Tamko, Titian, Premium Architectural Shingles, Class 3 Impact rated proline, Color: Thunderstorm Grey
  • Siding: Prefinished Diamond Kote LP rigid stack siding, Color: Bordeaux
  • Trim: Prefinished Diamond Kote LP Trim, Color: Oyster Shell around windows and doors and Frieze board in color: Onyx
  • Rolex Black aluminum soffit panels & fascia
  • Basement, plumbing hookup, and to be provided by the purchaser.

Terms of the Sale

A payment equal to 25% of the sale price is due on Thursday, May 8th, 2025, by Certified Funds.  The buyer is responsible for insuring the house immediately. The sale is NOT contingent upon financing. 

 

The balance is due on Friday, May 23rd or sooner by certified funds, prior to the moving of the dwelling.  

 

SALE PRICE IS SUBJECT TO SALES TAX. The house must be moved from the premises no later than June 6, 2025, unless other arrangements have been made with the Central Community College-Hastings Campus President.

 

The concrete and wood foundation, girder posts, and exterior steps are not sold with the house. The house is to be purchased as is and the College will not supply materials or labor beyond May 5, 2025. The college reserves the right to enter the house and retain possession of a key after the sale and until the house is moved. The college makes no warranties or representations expressed or implied concerning workmanship, materials, and products used within the dwelling. The dwelling is sold as is.
