Plan to attend the Information Meeting & Auction:

Ruhter Auction & Realty Broker & Agents will be at the Western Plains Banquet Room in Smith Center, Kansas (501 W 3rd, Smith Center, KS 66967) on Friday, March 14th from 10:30 am until the conclusion of the online auction.  All interested parties can come during the scheduled time to discuss the property and to get assistance with registration and online bidding.  You do not have to be present to bid online.

The bidding platform will open on March 1st and conclude on Friday, March 14th at approximately 3:00PM.  Any bidding that takes place at 2:00pm or after will extend the bidding until all bids are exhausted.  Bid extensions are 3 minutes each. 

 

LEGAL DESCRIPTION: The Southwest Quarter of Section Twenty-One (21), Township One South (T1S), Range Twelve West (R12W), of the 6th PM, Smith County, Kansas. 

 

DESCRIPTION: Quality combination farm with 73.91 acres dry cropland and 85.01 acres grassland.  The pasture does have a large stock pond and good fences.

Terms: A payment equal to 10% of the purchase price will be due the day of the auction.  The balance will be due on or before April 18th, 2025, by certified funds, or a direct wire transfer to the closing agent.  The 2024 and all prior taxes will be paid by the sellers.  The buyer will be responsible for all subsequent taxes.  Title insurance will be split equally between the buyer and the seller.  The sellers will convey fee simple title subject to any existing highways, easements, reservations, or encumbrances of record on file with Smith County Register of Deeds.  All equipment and improvements sell in “as is” condition. 

 

Possession: Full possession for the 2025 crop/grazing year will be granted at closing.  Possession for agricultural purposes will be granted upon earnest money deposit.

 

Auction Method: All bidding will take place online.  Any absentee bids or bidding on behalf of another person or entity must be approved by Ruhter Auction & Realty, Inc and the sellers. 

 

Announcements: All inspections required by the purchaser will need to be made prior to the auction date.  This sale is not contingent upon financing and while the information presented in marketing materials and on auction day were obtained from sources deemed reliable neither Ruhter Auction & Realty, Inc. or the seller makes any guarantees or warranties as to the accuracy.  This property sells “AS IS WHERE IS” with no warranties either expressed or implied.  Interested parties should conduct their own due diligence.  Final bids are subject to seller confirmation/ acceptance.
