Legal Description: Southeast Quarter (SE ¼) in Section Thirty-four (34), Township Six North (T6N), Range Eleven West (R11W) of the 6th P.M. Adams County, Nebraska 160 acres more or less.

Location: From Roseland go 1 mile east on Hwy 74 to Conestoga Ave, then 1 ½ miles south.

Description: This is an excellent pivot irrigated farm with level to rolling terrain and very productive soils including Hastings and Holder silt loam.

Equipment: 2004 Valley 9 tower center pivot, drop nozzles set at about 800 gpm (Ag Sense is property of the tenant and not included)/ 2012 FPT 4 cylinder 99 hp diesel engine w/ only 733 hours/ 2- 1,000 gallon fuel tanks/ Randolph 100 hp gearhead 6:5 ratio on well drilled in 1982/ flow meter/ well and gearhead in northeast corner drilled in 1966. (The 4 tower pivot in the northeast corner is owned by another party and not included in this transaction)

Possession: Full possession for 2021 will be granted.

 

Terms: A payment equal to 20% of the purchase price will be due the day of the auction. The balance will be due on or before February 8, 2021 by cash, certified funds, or a direct wire transfer to the closing agent. The 2020 and all prior taxes will be paid by the sellers. The buyer will be responsible for all subsequent taxes. Title insurance will be split equally between the buyer and the seller. All equipment and improvements sell in “as is” condition.

 

Auction Method: Bidding increments are at the discretion of the auctioneer. Any absentee bids or bidding on behalf of another person or entity must be approved by Ruhter Auction & Realty, Inc, and the seller. Online bidding is offered with approval at least 48 hours prior to auction.
