The auction will be conducted at the Red Cloud Community Center, 142 W. 3rd Ave., Red Cloud, Nebraska.

Farm Location: The farm is located on the south side of Red Cloud, Nebraska ¼ mile west of US Hwy 281 on F Road.

Legal Description: Lot 1 in W ½ and GV Lot 1-3 in S ½ and W ½, NE ¼ and NW ¼, SE ¼ in Section 11-T1N-R11W Webster County, Nebraska 289.65 acres more or less.

Improvements: 32’x 40’ Quonset building with concrete floor and 2 grain bins.

Description: This is a very nice non irrigated farm consisting of 285.1 cropland acres with nearly level terrain located in close proximity to a grain handling facility. There is also a large feedlot in the area providing competitive markets for the crops raised. This farm does not contain any irrigation rights. Possession: Full possession for the 2016 crop year will be granted at closing including the 115.7 acres of growing wheat crop. Upon the earnest money deposit on auction day the buyer will be allowed access to the property for agricultural purposes.

Terms: A payment equal to 20% of the purchase price will be due the day of the auction. The balance will be due on or before April 29, 2016 by cash, certified funds or a direct wire transfer to the closing agent. The 2015 and all prior taxes will be paid by the sellers. Title insurance will be split equally between the buyer and the seller. All equipment and improvements sell in “as is” condition.
