The auction will be conducted at the Crane Trust Nature & Visitor Center, located on the south side of the Interstate 80 interchange at Alda, Nebraska.

This auction will feature 2 tracts of high quality irrigated farmland along with some pastureland. This area is known for good supplies of underground water and very competitive markets for the crops produced.

Location of Farms: From the Interstate 80 interchange at Wood River, Nebraska go about ½ mile north to Burmood Road, then 4 miles west to McGuire Road, then 2 miles south to Tract #2. Then, for Tract #1 go 1 ½ miles east on Lepin Rd.

Legal Description: West Half (W ½), Southeast Quarter (SE ¼) of Section Fourteen (14), Township Nine North (T9N), Range Twelve West (R12W) of the 6^th P.M., Hall County, Nebraska 80 acres more or less.

Description: The farm consists of 70.9 certified irrigated acres according to the Central Platte NRD. The balance is in native grass, roads and ditches. The irrigated farmland is very level with productive soil types and is gravity irrigated.

Tract #2

Legal Description: Part of the Northwest Quarter (NW ¼) of Section Twenty-two (22), Township Nine North (T9N), Range Twelve West (R12W) of the 6^th P.M., Hall County, Nebraska 154.66 acres more or less.

Description: The farm consists of 104.3 certified irrigated acres according to the Central Platte NRD. The balance is in pastureland, roads and ditches. The irrigated farmland is very level with productive soil types and is gravity irrigated. 

Equipment: 2 irrigation wells and pumps.

Possession: Full possession for the 2013 crop year will be granted.

Terms: A payment equal to 20% of the purchase price will be due the day of the auction. The balance will be due on or before December 20, 2012 by cash, certified funds or a direct wire transfer to the closing agent. The 2012 and all prior taxes will be paid by the sellers. Title insurance will be split equally between the buyer and the seller. All equipment sells in as is condition.

A PIP (Property Information Packet) will be available by contacting Ruhter Auction & Realty, Inc. The PIP includes aerial mapping, soils and topography maps, FSA, and well information, etc.
