Farm Location: From the Interstate 80 Wood River Exit #300 go about 2 miles north on Hwy 11 (from Wood River 2 miles south on Hwy 11)

Legal Description: The Southwest Quarter (SW ¼) except Skeen Sub Lot 1 in Section Thirty-two (32), Township Ten North (T10N), Range Eleven West (R11W) of the 6^th P.M. Hall County, Nebraska 153.41 acres more or less.

Description: This farm features a total of 107.58 acres of cropland including 61.42 acres certified irrigation rights according to the Central Platte NRD. The balance is in meadow and an older building site. The terrain of this property is nearly level and there are very good supplies of underground water. Terms: A payment equal to 20% of the purchase price will be due the day of the auction. The balance will be due on or before April 8, 2019 by cash, certified funds or a direct wire transfer to the closing agent. The 2018 and all prior taxes will be paid by the sellers. The 2019 and all future taxes will be the responsibility of the buyer. Title insurance will be split equally between the buyer and the seller. The property and any improvements sell in “as is” condition.
