Farm Location: From the intersection of Hwy 6 & Showboat Blvd (Southeast side of Hastings) go 6 miles south on Showboat Blvd to Oregon Trail Rd then 2 miles east to Pawnee Ave. Or from Glenvil go 3 miles west on Assumption Rd, then 1 mile south on Pawnee Ave.
Legal Description: West Half, Northwest Quarter (W ½, NW ¼) in Section Fourteen (14), Township Six North (T6N), Range Nine West (R9W) of the 6th P.M. Adams County, Nebraska 80 acres more or less.
Description: This is a very productive pivot irrigated farm with nearly level soils and excellent supplies of underground water. Possession: Full possession for 2021 is available.
Terms: A payment equal to 20% of the purchase price will be due the day of the auction. The balance will be due on or before December 16, 2020 by cash, certified funds, or a direct wire transfer to the closing agent. The 2020 and all prior taxes will be paid by the sellers. The buyer will be responsible for all subsequent taxes. Title insurance will be split equally between the buyer and the seller. All equipment and improvements sell in “as is” condition.
Possession: Full possession will be granted March 1, 2021.
Auction Method: Bidding increments are at the discretion of the auctioneer. Any absentee bids or bidding on behalf of another person or entity must be approved by Ruhter Auction & Realty, Inc, and the seller. Online bidding is offered with approval at least 48 hours prior to auction.
