TERMS & CONDITIONS
 

A payment equal to 10% of the purchase price is due the day of the auction. Kansas Secured Title will perform the title insurance and closing. Preliminary title work is availabe. The remaining balance will be due on or before April 21, 2026, and must be paid by certified funds or direct wire transfer to Kansas Secured Title. Possession for agricultural purposes will be granted with earnest money deposit.

The seller will pay all 2025 and prior real estate taxes, while the buyer will be responsible for all subsequent taxes. Title insurance costs will be split equally between buyer and seller. The sellers will convey fee simple title, subject to existing highways, easements, reservations, or encumbrances of record on file with the Brown County Register of Deeds.


AUCTION METHOD & REGISTRATION
 

This is an online-only auction. Interested bidders are strongly encouraged to register and obtain approval at least 48 hours prior to the auction through Ruhter Auction & Realty, Inc. Late registrations may be accepted at the discretion of the auction company.

All bidders must complete a bidder approval form as part of the registration process. By placing a bid, bidders enter into a legally binding contract with the seller to purchase the property if they are the high bidder. Failure to complete the transaction may result in legal action to recover damages caused by breach of contract.
