Information According to Little Blue NRD:

71.38 certified irrigated acres according to the Little Blue NRD 

Well drilled 6/05/1981  

Estimated at 1,200 gpm at that time 

7.27” used in 2025/ 57.73” remaining in allocation period

Legal Description: 

East Half, Southeast Quarter (E ½, SE ¼) in Section Nineteen (19), Township Six North (T6N), Range Eight West (R8W) of the 6th P.M. Clay County, Nebraska 80.825 acres more or less 

 Information According to Little Blue NRD:

There are 73.18 certified irrigated acres according to the Little Blue NRD 

Notably, the well was drilled 6/05/1981. It was subsequently estimated to be at 1,200 gpm at that point in time 

There was 8.51” used in 2025. At this time there is 56.49” remaining in allocation period 

 Taxes: 

$6,686.60 (both tracts combined 2024)

Terms: 

A payment equal to 10% of the purchase price will be due the day of the auction.  The balance will be due on or before January 15, 2026, by certified funds, or a direct wire transfer to the closing agent.  The 2025 and all prior taxes will be paid by the sellers.  The buyer will be responsible for all subsequent taxes.  Title insurance will be split equally between the buyer and the seller.  The sellers will convey fee simple title subject to any existing highways, easements, reservations, or encumbrances of record on file with Clay County Register of Deeds.  All equipment and improvements sell in “as is” condition.   

Acres: 

These properties are combined with the Clay County Assessor.  Consequently there has not been a survey completed.  The total acres were divided equally to arrive at the acres for each tract.  These acres are simply used as a multiplier for sales price and not guaranteed to be accurate.   

Possession: 

As a result of the sale, possession for the 2026 crop year will be granted.   

Auction Method:  

Any absentee bids or bidding on behalf of another person or entity must be approved by Ruhter Auction & Realty, Inc and the sellers.

All inspections required by the purchaser will need to be made prior to the auction date.  This sale is not contingent upon financing and while the information presented in marketing materials and on auction day were obtained from sources deemed reliable neither Ruhter Auction & Realty, Inc. or the seller makes any guarantees or warranties as to the accuracy.  The well data is from when the systems were first installed.  This property sells “AS IS WHERE IS” with no warranties either expressed or implied.  Interested parties should conduct their own due diligence.  Final bids are subject to seller confirmation/ acceptance.

Currently there are 2 grain bins on Tract 1; however, they are not included in the sale and subsequently will be removed by January 15, 2026.
