Terms & Conditions
A payment equal to 10% of the purchase price is due the day of the auction as a non-refundable earnest money deposit. The remaining balance will be due on or before December 18, 2026, and must be paid by certified funds or direct wire transfer to Southern Title, which will handle title insurance and closing. Preliminary title work is available. Possession will be granted March 1, 2027.
The seller will pay all 2025 and prior real estate taxes, while the buyer will be responsible for all subsequent taxes. Title insurance costs will be split equally between buyer and seller. The sellers will convey fee simple title, subject to existing highways, easements, reservations, or encumbrances of record on file with the Adams County Register of Deeds.

This property will be offered in 2 tracts through a simulcast auction, with live and online bidding. Both tracts will close at the same time. Final bids are subject to seller confirmation and acceptance.

Late registrations may be accepted at the discretion of Ruhter Auction & Realty, Inc. Online bidders must speak with a company representative to complete the bidding approval process.
All bidders must complete a bidder approval form as part of registration. Ruhter Auction & Realty, Inc. and the sellers must approve all absentee bids and anyone bidding on behalf of another person or entity.
Bids will be recognized in the order received. In the event of a tie between an internet bidder and a bidder on the floor, the floor bid will receive priority. Internet connections may be delayed or unreliable. Neither the seller nor Ruhter Auction & Realty, Inc. will be responsible for internet connections or delayed bidding. Auction Software and Ruhter Auction & Realty, Inc. will not be held liable for software malfunctions.
By placing a bid, bidders enter into a legally binding agreement to purchase the property if their high bid is accepted by the seller.
